Vaastu for Flats and Apartments — What You Can and Cannot Change

How to apply Vaastu when you live in a flat — checking a flat before you buy or rent, and simple changes inside your home.

Why flats are different

Classical Vaastu was written for independent houses on their own plots. In an apartment the building, the plot and your neighbours all play a part, and you can rarely change walls or doors. Most consultants therefore look at the flat as its own small mandala — dividing it into nine zones — and concentrate on what can be adjusted.

Before you buy or rent

  • Check the shape: a square or rectangular flat is preferred; large cut corners, especially in the north-east, are traditionally a concern.
  • Look for windows and balconies in the north and east for morning light.
  • See where the kitchen and toilets are — a kitchen in the south-east and no toilet in the north-east are the usual wishes.
  • Notice the entrance: the building gate and your own front door both matter.
  • Higher floors with good light and cross-ventilation are generally liked.

Simple changes inside

  • Choose rooms by direction: the south-west bedroom for the parents, the north-east corner for the mandir, the west or north-west for children.
  • Place heavy furniture to the south and west of each room.
  • Move the stove to face east if possible.
  • Keep the centre of the flat open and the north-east corner clean and light.
  • Use colour, lighting and plants to balance the rooms.

Without demolition

When the plan itself has a defect — a north-east toilet, for example — consultants suggest keeping it spotless and closed, using light colours, or using the room for another purpose. See our guide to Vaastu without demolition, and for a specific flat consider a consultation with a Vaastu expert.

Frequently asked questions

Does Vaastu apply to rented flats?

Yes — many families apply the simple room and furniture suggestions in rented homes without any structural change.

Which floor is best in Vaastu?

There is no fixed rule; light, ventilation and the layout of the flat matter more than the floor number.
